Applied Digital (APLD) is leveraging one of the most scarce resources in the artificial intelligence economy: electricity. The Dallas-based data center developer has secured roughly 1.4 gigawatts of contracted critical IT load, translating to about $36 billion in contracted lease revenue, a position that analysts say could strengthen its competitive standing against rivals TeraWulf (WULF) and CoreWeave (CRWV) as the industry grapples with severe power constraints.

The company's power advantage is central to its growth strategy. Applied Digital has brought 175 megawatts online at its Polaris Forge 1 facility while continuing to develop additional campuses across North Dakota and other locations. It is also working with Base Electron, an independent power producer, on approximately 1.2 gigawatts of natural-gas-fired generation that could unlock additional capacity at existing sites and support future AI factory development.

That power pipeline matters because AI workloads increasingly require high-density infrastructure that consumes enormous amounts of electricity. Hyperscalers and AI cloud providers are competing fiercely for access to reliable, low-cost power, and developers who control interconnection and electrical infrastructure hold a significant advantage in converting scarce electricity into revenue-generating capacity.

Applied Digital's contracted portfolio includes two 300-megawatt deals at its Delta Forge 1 and Polaris Forge 3 sites, most with 15-year terms. The company has an active development pipeline of roughly 3 gigawatts, and management has outlined a path to 3 gigawatts of contracted power by 2031, assuming it can lease at least 500 megawatts annually.

TeraWulf, by comparison, has 839 megawatts of leased capacity, with the bulk coming from a 20-year, $19 billion agreement with Anthropic covering 401 megawatts. The company expects revenue from that deal to begin materializing in the second half of 2027, with full revenue generation across all 401 megawatts expected by early 2028. TeraWulf is targeting 250 to 500 megawatts of additional contracted capacity each year, which would bring its total to between 2 and 3 gigawatts by 2030.

CoreWeave has moved even more aggressively, reaching 1.5 gigawatts of active power and 4.2 gigawatts contracted, with a stated goal of at least 8 gigawatts by 2030. Its powered-land and self-build strategy puts it in direct competition with Applied Digital for scarce power, sites, and AI workloads.

Despite the competitive dynamics, Applied Digital's execution path carries meaningful risks. Base Electron operates independently, meaning Applied Digital does not directly control the project that could provide additional power. The company also competes with other power-advantaged developers, making timely conversion of power access into operational AI capacity critical to sustaining its competitive position.

Financial metrics tell a mixed story. Applied Digital shares have surged 70.6% over the past year, far outpacing the broader Zacks Computer and Technology sector's 12.1% gain. But valuation metrics raise caution flags. The stock trades at a trailing 12-month price-to-book ratio of 4.51, above the industry average of 3, and carries a Value Score of F from Zacks Investment Research.

The fiscal 2027 bottom-line outlook remains challenging, with the consensus estimate pegged at a loss of $1.09 per share, widening by 9 cents over the past 30 days and compared with a loss of 91 cents in fiscal 2026. Zacks currently assigns the stock a Rank #5, equivalent to a Strong Sell rating. Revenues are projected to grow 49.7% in fiscal 2027, according to the Zacks Consensus Estimate, making successful execution of the power and campus expansion plans crucial for realizing that expected growth.

Applied Digital's market capitalization stands at approximately $7.8 billion, barely ahead of TeraWulf's $7.7 billion, despite Applied Digital having a larger contracted power portfolio, deeper gigawatt pipeline, higher revenue, and lower losses. That near-parity in valuation has led some analysts to view Applied Digital as the more attractive option among the two, given its larger contracted power base and more advanced revenue recognition.

The competitive landscape underscores a fundamental shift in how AI infrastructure companies are valued. Power access has become as important as land, connectivity, and capital. Companies that can secure and convert gigawatts of electricity into operational data center capacity are positioned to capture a disproportionate share of the AI compute market, while those that lag risk being relegated to second-tier status as hyperscalers lock in long-term capacity commitments.

Investors are watching whether Applied Digital can maintain its lead. The company's ability to execute on its North Dakota strategy, convert the Base Electron partnership into tangible capacity, and continue signing long-term lease agreements will determine whether its power advantage translates into durable competitive differentiation or merely a temporary head start in a rapidly evolving market.
